Facilities Manager (Lakewood Family YMCA): Position Title: Facilities Manager

Hiring Range: $40,000 -- $50,000, plus excellent benefits
Branch: Lakewood Family YMCA

Hours: 40+ hours per week may range from 4am to 10:30pm and may include a regular Saturday or Sunday; a set schedule within this set of hours will be determined upon hire

The YMCA of Pierce and Kitsap Counties is seeking an experienced individual to organize, monitor, supervise, and oversee facilities for the Lakewood Family YMCA. The Facilities Manager directs and administers all custodial and maintenance activities relating to the facility planning, renovation, cleaning, repair, and maintenance of all facilities and grounds. Provides supervision to and works alongside custodial and maintenance staff to maintain all facility support systems, including pools and exercise equipment, and ensures the highest standard of cleanliness and repair in maintaining physical property and the site.

Key Responsibilities
• Recruit, hire, orient, train, evaluate and provide ongoing feedback to all custodial and maintenance staff and volunteers. Provide all departmental staff with training opportunities to increase proficiency and improve procedures.
• Maintain, review, and update the custodial cleaning standards and schedules to insure optimum facility cleanliness and minimize equipment maintenance and repair costs.
• Ensure pools, showers and restrooms are maintained as required by applicable County, State, and Federal Health Regulations and in accordance with the highest health and sanitation standards.
• Ensure all equipment, facility and mechanical breakdowns, damage, and vandalism are repaired immediately and develop systems to replace, remove or ensure proper signage if unavoidable delays should occur.
• Develop a capital project list and obtain estimates, competitive bids, and coordinate the completion of all contracted work. Provide necessary information and follow the appropriate procedures for the approval and commencement of all capital projects.
• Develop the annual Branch Facilities budget, monitor monthly expenses, and provide monthly variance reports and year-round forecasts. Be accountable for a balanced operations budget for the department.
• Ensure a safe working environment for the maintenance staff. Provide training, evaluate work habits and follow proper guidelines for accident prevention.
• Provide direction and support for the proper functioning of the branch Safety Committee. Assist in the development of safety standards and emergency procedures. Ensure all staff are trained in these procedures.
• Participate as a key staff leader in the Strong Kids Campaign by telling the Y story, by recruiting, leading, and supervising volunteers and securing charitable donations.
• Identify and develop small groups and activities that facilitate member relationships.

• Participate in applicable training and conferences to further professional growth as outlined in annual training plan.
• Participate in staff meetings and other association or branch committees, and with Branch Advisory Committee, as needed.
• Follow YMCA dress code and wear YMCA nametag during all shifts. Adhere to YMCA policies and procedures.
• Represents the YMCA and self in a professional manner of safety and fun.

Minimum Qualifications
• Five years experience in facilities and site management, energy management, maintenance of building standards, and asset control management. Operation of a computer based preventive maintenance program preferred.
• Knowledge and working understanding of pool pump and filtration systems, domestic water, and waste water systems preferred. Possess Pool and Spa Operator Certification or be capable of passing certification examination.
• Knowledge and working understanding of computer based Direct Digital Control (DDC) HVAC systems, low and medium voltage electrical systems.
• Demonstrated written and verbal communication skills, accomplishment of tasks utilizing the skills of others, planning and coordinating workload from multiple sources, flexibility and independent work proficiency.
• Ability to demonstrate a friendly, courteous, cooperative, and professional manner when dealing with staff and members.
